We’ve been building custom homes throughout Clark County and Floyd County for over 45 years, and we’ve watched these communities grow into some of the most desirable places to live in the entire Louisville metro area.
Here’s a builder’s perspective on the best areas to build near Louisville, based on decades of experience working in these communities.
Sellersburg
Sellersburg is where we’re based, and there’s a reason for that. It sits right along I-65 in Clark County, about 10 minutes north of Louisville. The commute into the city is easy, but once you’re home, it feels like a completely different world. The town has a small-community atmosphere with local restaurants, parks, and the kind of neighborhoods where people actually know their neighbors.
The West Clark school system serves the Sellersburg area, and Silver Creek schools consistently draw families from across the region. Land is still relatively affordable compared to what you’ll find on the Kentucky side, and there’s good availability of lots with public water and sewer, which keeps site costs manageable.
We’ve built in several Sellersburg-area communities, including Adam’s Creek and Kingsland Fields in Memphis. These are neighborhoods with custom homes on generous lots, not the kind of tightly packed subdivisions you see with production builders.
Floyds Knobs
Floyds Knobs is one of the most sought-after areas in all of Southern Indiana, and for good reason. Tucked into the rolling hills of Floyd County, the Knobs offers the kind of scenic, wooded lots that you simply cannot find anywhere else this close to Louisville. It’s a mix of suburban and rural, with larger properties, mature trees, and views that make you forget you’re 15 minutes from a major city.
The Floyd Central school district is a major draw for families. It’s one of the top-rated districts in the region, and the community is tight-knit in a way that feels increasingly rare. Local spots like Polly’s Freeze and the Floyds Knobs Farmers Market give the area its own identity beyond just being a Louisville suburb.
From a building standpoint, Floyds Knobs presents some unique opportunities. The terrain lends itself to walk-out basements, which give you a full finished lower level with natural light and ground-level access to your backyard. The hills also mean that site prep and foundation work require a builder who knows how to read the land. We’ve been building on these kinds of lots for decades, and we know how to position a home to take advantage of the terrain rather than fight it.
Jeffersonville
Jeffersonville has undergone a massive transformation over the past decade. The downtown riverfront area is thriving with restaurants, shops, and entertainment, and the Big Four Bridge connecting Jeff to Louisville’s Waterfront Park has turned the city into one of the most connected communities in the metro area.
For custom home building, Jeffersonville offers a mix of in-town lots and more suburban properties on the outskirts. Greater Clark County schools serve the area, including Jeffersonville High School. The city’s proximity to the river and downtown Louisville makes it a popular choice for professionals who want a short commute without the Kentucky price tag.
New Albany
New Albany is the county seat of Floyd County and has a personality all its own. The historic downtown is full of locally owned boutiques, restaurants, art galleries, and outdoor music venues along the Ohio River. It’s a community with real character, and that character extends into the residential areas.
Building in Floyd County means working with a different set of local codes and permitting processes than Clark County, but the fundamentals are the same. New Albany offers a range of lot types from established neighborhoods to more rural properties on the outskirts. The New Albany-Floyd County school system is well-regarded, and the community has invested heavily in parks, trails, and public amenities in recent years.
Charlestown and Henryville
If you’re looking for more land and more privacy, Charlestown and Henryville are worth a serious look. These communities are a bit further from Louisville, typically 20 to 30 minutes depending on where you are, but the trade-off is more acreage at lower prices. You can find 2, 5, or even 10+ acre lots that would cost a fortune closer to the city.
Both areas are part of the Greater Clark County school system. Charlestown has been growing steadily, with new development bringing more amenities while still maintaining its small-town roots. Henryville is more rural, and it appeals to families who want space, quiet, and a true country setting without being hours from civilization.
Memphis and Borden
Memphis is technically unincorporated Clark County, sitting between Sellersburg and the more rural areas to the south. It’s where our Kingsland Fields community is located, and it offers an ideal middle ground: enough space to spread out, close enough to I-65 for an easy commute, and zoned for the Silver Creek school system.
Borden is further south and more rural, but it has its own quiet charm. If you’re looking for a larger lot in a peaceful setting with Borden-Henryville schools, it’s a great option that a lot of people overlook.

We get this question a lot, and the answer comes down to three things: land, taxes, and value.
Land on the Indiana side is more affordable and more available than comparable lots in Louisville’s desirable neighborhoods. Indiana property taxes are generally lower than Kentucky’s, and Indiana caps property tax increases, which protects your investment long-term. And because your dollar goes further on this side of the river, you can build more home, with better finishes, on a bigger lot, for less than you’d pay in many parts of Jefferson County.
Add in the fact that you’re still 10 to 20 minutes from Louisville, with easy access to I-65, I-64, and I-265, and it’s hard to argue against building in Southern Indiana.
