If you’ve been thinking about building a custom home in the Sellersburg area, you’re looking at one of the best parts of the Louisville metro to put down roots. Sellersburg sits right along I-65 in Clark County, about 10 minutes north of downtown Louisville, and it offers something that’s getting harder and harder to find: great schools, lower taxes, and a small-town feel without sacrificing access to everything the city has to offer.
We’ve been building custom homes in and around Sellersburg for over 45 years, and we’ve watched this area grow from a quiet rural community into one of the most sought-after places to build in Southern Indiana. Here’s what you should know before you get started.
Why Families Are Choosing the Sellersburg Area
The biggest draw is the combination of location and value. You’re minutes from Louisville, but you’re on the Indiana side of the river, which means lower property taxes, no city earnings tax, and significantly more land for your money. The lots we build on in this area give families the kind of space that just doesn’t exist at the same price point across the bridge.
Sellersburg is part of the West Clark Community School district, which includes Silver Creek Primary, Silver Creek Elementary, Silver Creek Middle, and Silver Creek High School. Families consistently tell us the school system is one of the top reasons they chose to build here. If you’re coming from Louisville or Jeffersonville, the quality of the schools combined with the cost of living makes this area an easy decision.
The Reality of Finding Land in Sellersburg
Here’s something most builder blogs won’t tell you. Land inside Sellersburg itself has gotten extremely tight. The town has grown, lots have been bought up, and the small amount of raw acreage that does come on the market is usually not suited for new custom home construction.
That’s why most of our recent builds happen in the surrounding communities. Memphis, Henryville, Borden, and other parts of Clark County still have beautiful land available at prices that make sense for a custom home. You get the same school options, the same easy drive to Louisville, and often more acreage and more privacy than you’d find inside Sellersburg itself.
If you have your heart set on Sellersburg specifically, we’ll be honest with you about what’s available and help you decide whether to wait for the right lot or expand your search a few miles north or east. Most clients who come to us looking for Sellersburg end up loving a property in Memphis or Henryville once they see what’s out there.
What You Need to Know About Building Lots in Clark County
Finding the right lot is one of the most important decisions in the entire building process, and it’s one of the first things we talk about with every client. Not every piece of land is created equal, especially in Clark County where portions of the area fall within FEMA-designated floodplains.
Before you fall in love with a piece of property, there are a few things you need to check. Zoning is handled through the Clark County Planning and Zoning office in Jeffersonville. You’ll need to confirm the property is zoned for residential use (R1 or A1 are the most common for single-family homes) and that there are no restrictions that would prevent the kind of home you want to build.
You also need to think about utilities. Some lots in this area have access to public water and sewer, while others will require a well and septic system. That’s not a dealbreaker by any means, but it does affect your budget and your site plan. We evaluate all of this during our free site assessment, which we offer to anyone who’s serious about building. We’ll walk the lot with you, talk through how the home would sit on the property, what trees might need to come down, and what utility access looks like.
The Building Process in Clark County
All building permits in Clark County are issued through the Planning and Zoning office. Indiana adopted the 2018 International Residential Code with 2020 state amendments, so every new home has to meet those standards. That covers everything from foundation requirements to insulation values to smoke detector placement.
If that sounds like a lot, that’s because it is. We handle all of it. Permits, inspections, scheduling, sub-contractors, material deliveries, and any issues that come up along the way. That’s what we mean when we say we do the hard stuff so you can focus on the fun stuff, like choosing your finishes and designing the home you’ve been picturing.
The typical build takes about 5 to 6 months from breaking ground to handing you the keys. That timeline can shift depending on the complexity of the design, weather, and how quickly selections are made, but our hands-on approach keeps things moving. We’re not managing dozens of projects at once. We’re a family-owned company, and we’re on-site making sure your home is built the way we’d build our own.
Where We Build in the Sellersburg Area
We’ve built in several communities throughout the area, including Adam’s Creek and Kingsland Fields in Memphis, Indiana. We also build on our clients’ own lots throughout Clark County and the surrounding counties. Whether you already own land or you’re still looking, we can help you figure out the best path forward.
Some clients come to us with a full set of custom plans. Others start with one of our existing floor plans and modify it to fit their needs. We work hand-in-hand with a local draftsman who can take your ideas, even just a sketch on a napkin, and turn them into a full plan set. There’s no wrong way to start the conversation.
What Makes Building with Mongold Different
Every Mongold home is built to standards that most builders would call upgrades. Solid wood cabinets, not particleboard. Mosaic and specialty tile in every home, not just the expensive ones. Delta fixtures that are a grade above what you’d find at a box store. R-38 insulation in the ceilings, R-15 in the walls, insulated foundations, sealed framing throughout, and a 95 to 98 percent efficiency HVAC system customized to each home.
We’re also a Certified Energy Smart Builder, which means every home we build receives a HERS rating. The lower the score, the more efficient the home. That translates directly to lower utility bills for you, every single month, for as long as you live there.
Every Mongold home comes with a 10-year transferable RWC warranty. That’s not a piece of paper we hand you at closing and forget about. We do an additional walk-through one year after you move in, and we’re always a phone call away if something comes up.
