Yep, we call it the cookie-cutter effect where houses are built by a ‘formula’. In the rare occasion you do get to pick something, selections are limited to A, B, or C. Why not get exactly what YOU want?
“Doesn’t it cost a lot more to construct a new house from scratch?”
Nope! Most existing new houses have marketing budgets and a predetermined amount of interest payments figured in and passed on to the buyer. We can usually build the “same” house for less.
“Well it’s just hard…isn’t it?”
That’s what we’re here for! We deal with all the permitting, sub-contractors, scheduling, site cleaning, inspections, and all issues that may arise so that the job runs like a well-oiled-machine. We do all the hard stuff so you can focus on the fun stuff!
Here’s a few other frequently asked questions;
What is the average cost per sq ft for new construction?
We get this question a lot and it’s a difficult one to answer! For example, a house with a complex roof is going to cost more per square foot than the same size house with a simple one. Extensive wrap-around porches will cost more than the exact same “size” house without them. And what about all the different finishes? Don’t trust a simple sq ft number. Send us a rough plan and some of your preferred finishes and we’ll have you a ‘ball park’ price in about a week. No obligations. As a fully custom builder, we prefer to talk with you a little about what you want in a home before we start throwing numbers around!
Can we use our plans or yours?
Either one is fine! We do however have to start with a set of plans. They are the backbone to every project and are critical to accurate pricing. We have a multitude of plans in-house and we work hand-in-hand with a draftsman that can show you hundreds of plans or even turn your own drawings into a full scale plan set. A simple plan from the internet or a magazine is usually enough for a preliminary “ball park” estimate.
Can you build on our lot that we already own?
Absolutely! We will do a free site evaluation to go over your options and see what obstacles may be present. We can usually get an idea of what utilities are available at that time as well. If you don’t have a lot, we can usually help you find one!
